NA Engineering Associates Inc. was retained by the Region of Waterloo to complete a building condition assessment of the Public Health & Social Services building located on 99 Regina Street South in Waterloo, Ontario. The building is comprised of 6 floors, a basement floor and a penthouse that houses the majority of mechanical systems. The building has a gross floor area of 170,000 ft2. The assessment included a visual assessment of the structure, mechanical and electrical systems, interior finishes, as well as the building envelope and preparation of a formal report summarizing the results of our findings. The report included a spreadsheet / workbook comprised of a total of approximately 400 rows that systematically listed all of the architectural, structural, mechanical, electrical and building sciences building components that were assessed. For the report, building systems and components were categorized in accordance with the Uniformat 2010 reporting system.

The report outlined findings, provided recommendations and a proposed budget for remediation of deficiencies and future replacements. The vertical conveying systems in the building were not included as part of the report as a comprehensive modernization had already been scheduled. Visual representation of building conditions observed during this review were included. Also presented was a detailed 30 year capital forecast outlining budget costs estimated annual budget requirements.
